How do I prepare for a kitchen renovation?
To get on your way to getting your new dream kitchen, start by gathering together ideas, designs, and your own thoughts to a new kitchen scrapbook. This might be a physical book with written, printed and cut out ideas. Importantly also make a list of the appliances that you are intending to build into your new kitchen. Model numbers are usually enough to find the accurate dimensions online. Your new kitchen cabinets will need to be able to accommodate these whether they are new or recycled from your current kitchen. When it comes to designing your kitchen, we’ll need the measurements of your new appliances so we can build around this.
What happens if we’re not happy with something during construction or afterwards?
Our previous customers often comment that we are always more than happy to deal with any issues and concerns as they arise. Nothing will stand in our way of obtaining your complete satisfaction. We also have in place a 12 month maintenance agreement with our clients for their peace of mind.

Is it cheaper to remodel or build new?
It depends on the location of the home and the extent of the renovation. Generally it’s cheaper to renovate if it’s just “aesthetic” changes and nothing structural. But in some places in Auckland, building new might be cheaper if you’re considering it against extending the house or adding another level.

Am I responsible for removing the rubbish/waste?
No, this is all arranged with your renovation project – a rubbish bin will be arranged on-site prior to starting and will be replaced during the renovation if needed, then cleared away on completion of the renovation.
Do I need to be home during the renovation?
No, and in fact some people prefer to arrange the renovation whilst they are away on holiday to minimize disruptions. We have an excellent reputation and are always extremely respectful to property. Our project managers will be onsite to ensure everything runs smoothly and to give you peace of mind.

What kind of insurance should a renovation company have?
We would recommend that a renovation should have at a minimum Public Liability Insurance (5mil) and Professional Indemnity Insurance (1mil) to ensure you’re fully protected should anything happen during the renovation.

Can I make changes during the renovation project?
We welcome you to make any changes you would like to enhance your home. Any requests by yourselves incurring extra labour and/or material costs will be treated as a variation to the contract. All variations will be costed and presented to you for approval authorising the builder to carry out these changes before any such works can be started.
How do you pay for a building project?
Usually it’s setup on a progress payment system as detailed in the building agreement. One advantage of full contract is you only need to make payments to one company and payments are made at specific stages of the project. When you receive a written contract quote, we will provide you with a payment schedule and also a construction schedule so you know what to expect and when to expect it.
How can I keep the renovation project within budget?
The only way to guarantee your project within your budget is to enter into a full contract, fixed price agreement with your builder. Discuss all the Prime Cost Sums and work out if you are likely to spend more on these items than what the builder has allowed. For example kitchens and carpets can vary hugely depending on what you want. Some of the extra costs to the home owner that can be over looked that are generally not included in a quote are: landscaping and lawns, washing lines, letter boxes, curtains and blinds. These items can add up very quickly.
Will my project require a permit?
As a general rule, a building permit is required whenever: 1. There is structural work involved (eg. removing load-bearing wall). 2. The basic living area (square meterage) of the home is to be changed. 3. The home’s mechanical systems (eg. gas, electrical or plumbing) are to be reconfigured or otherwise modified. As a rule, you should always request that your builder obtain the building permits. This is because the person who “pulls the permit” is considered liable for ensuring that all completed work complies with the local building codes.
