Get recommendations

Meet the people who will be doing your renovation

Ask the renovator for other referrals and if you can contact any of their past clients. If the company does not have more happy clients willing to do this then that gives you a good idea of how things are going to go for you if you hire them.

Qualifications

Look at completed projects

Are They Local?

Experience

When renovating your kitchen, it is important to work with a renovator that has experience in kitchen renovations. This will ensure that they are better prepared for any challenges they might face in the course of the project.

Insurance

When hiring a kitchen renovator, it is important to ask for proof of insurance. Any professional kitchen renovator should have insurance which protects him and you against any liability in case something goes wrong in the course of the project. You can check with the insurance company to make sure the insurance is valid.

Credentials

Get everything in writing

After selecting a contractor, it important to write a contract and have it signed. The contract should include everything from the start and stop dates of the project, work hours, quote and billing procedure. Make sure the contract is thorough and well written

Get Several Quotes

A good contractor will provide detailed quotes and expectations for your kitchen renovation. Meet several companies and get different quotes to compare what suits your interests best. This checklist will help you weed out the companies that are not suited for your project and take you in the right direction of finding the company for you.

Most home buyers do not want to put in too much work when they buy a house. They mostly want to buy a structurally good house with a good layout and up to date fixtures. A house which is too old with dated fixtures will not look appealing to a new buyer.

So we can conclude that bathroom renovations do indeed add value to a home. There is however a risk which comes with bathroom renovations. The problem occurs when people spend too much money on renovating a bathroom because they feel that the return on investment will be huge. This however is not true.

A buyer is not looking for an extravagant bathroom with the the best design. They are in fact looking for a bathroom which has good plumbing, up to date fixtures and a bathroom that complements the house. When are you planning to sell the house?

If you are planning on selling your house sometime in the future then make sure that you are not renovating your bathroom based on a current trend. A ‘current trend’ could go out of fashion and hence make your bathroom feel dated in the future. If you are planning on selling the house sometime soon then make sure your bathroom renovation plan is in sync with the rest of the house when the sale occurs. If your house is old and in need of some refurbishment then there is no point just renovating the bathroom. The renovated bathroom will not add value to such a property. The better thing to do would be to spread out your budget and refurbish all the important things around the house rather than spending all your money on your bathroom.

In order to add value all you have to do is make sure that you have a good plumbing system, your fixtures and design is not too drab or dated. You do not have to install the most expensive fixtures or go overboard with an out of the world design.

Planning your bathroom renovation can be a very daunting task especially when you do not know where to begin! Follow our step by step process to get that perfect plan for your bathroom renovation.

Ask yourself a few questions

What exactly do you want?
Do you only want a few fixtures or all of them replaced?
Are your floors looking shabby and need replacing or are they staying?
How about the walls?
Is the design of your bathroom quite dated or do you like the look of your bathroom?
Do you want 1 bathroom renovated or do you want all of them done?
Do you need the layout changed to make your bathroom just a little bit more spacious?

Research

Write your answers down in your notebook so you have clarity on what is going and what is staying. Research is always the most important aspect of any renovation. If you research is not thorough then you are most likely going be full of regrets in the future.

Many people would like a bathroom with more features or personality but haven’t been able to create what they want, because they do not have any idea of how to get bathroom design ideas that meet their needs.

We are going to give you some basics of bathroom renovation ideas for Auckland Homes, to start you on your way toward not just redesigning your new bathroom but perhaps leading to a complete bathroom renovation/ remodelling.

How you use your present bathroom

The first thing you need to think about in renovating your bathroom is how you use your present bathroom, what you like about it and what its deficiencies are.

From this information you can begin to think about your ideal renovated bathroom. For instance, do you like taking baths, maybe in a whirlpool tub? Do you have enough storage space? How is the lighting in the bathroom? What about location – are your bathrooms in the right place? Do you have enough bathrooms or do you want to add one?

Start with some basic questions and begin to get some basic answers, and begin writing down what you want. From magazines and the internet compile a file or “scrapbook” of your ideal bathroom – layout, ideas for floor and wall treatments, and the type of fixtures you’d like to have.

Do you need to add a new bathroom? If so, where will you put it?

Let’s focus on some beginning steps of bathroom designs and how to create a bathroom renovation as close to your ideal.

The first thing you should do is make a scale sketch of how your bathroom is now. This will give you a good idea of how much space you have to work with as you redesign your bathroom. After you have done this you will need to determine what arrangement of items you will want in your new bathroom, then draw templates of those items to scale and see where they fit into the space you have.

Locating your fixtures in the proper order

As you get started with your bathroom design, you will want to think about locating your fixtures in the proper order.

In a full bath design, the sink is used most often, the toilet is used next most often, and the bath and/or shower are used the least. With this in mind, most bathrooms are designed with the sink nearest the door, the toilet next and then the bath or shower. So keep in mind location and accessibility in a renovated bathroom design.

Expanding the size of your bathroom

At this point it is a good idea to think about whether you want to expand the size of your bathroom.

To do this, you will either need to expand into other space adjacent or adjoining the bathroom, or even build the bathroom out, perhaps adding a bump-out to your house. Adding space by enlarging outside is going to be more costly, require more work and contractors, and is probably only doable on the ground floor. For now we’ll focus on expanding within the space you already have.

So where can you get space to expand if you want to?

Is there an adjoining closet or room that you would not mind being a little smaller, so you can take space from it to add to your new renovated bathroom? If you are below an attic or you have space in a kneewall ( a partition that forms a side wall or supports roof rafters under a pitched roof), is that space usable? Be aware that using attic or kneewall space will take some structural work.

You may even think about taking a whole adjacent room to enlarge the bathroom.

You might take half an adjoining room for the bathroom if it is available; then convert the remainder of that room into a home office or other space. For homeowners who do not have children, or whose children have grown up and left home leaving an empty room, perhaps you can use the bedroom space they have vacated for expanding the bathroom.

Bathroom Expansions

One reason for the trend in bathroom expansion is to add a shower separate from the tub, and perhaps replace the regular bathtub previously used for both showers and baths with a large soaking, whirlpool type tub.

Often the soaking tub can be placed under an eave or into a part of the kneewall, minimizing its larger space requirement, since with a stand-alone shower the need for space to stand up in the tub is not as necessary. Make sure however, that the bathtub has enough headroom to meet building codes.

Another reason for a bathroom renovation expansion is the installation of other items in addition to stand alone showers. Many bathrooms lack storage, and an expansion can help with storage of towels, cosmetics and other bathroom necessities.

Often today people are expanding bathrooms so that they may install an additional sink to have his and her sinks so that when getting ready to go out, there is not a struggle to use a single sink. There are many new and unusual designs for sinks today, many of them not as expensive as they may look.

Adding dressing rooms

Homeowners are now also adding dressing rooms off their bathrooms into adjoining space . A dressing room or walk-in closet off the bathroom allows them to take a shower or bath and have their clothing right at hand. Sometimes with a major remodel the walk-in closet can be entered from the bathroom and from an adjoining master bedroom.

Bathroom renovation designs are also being done to find alternate space for toilets, away from the sink, tubs and showers. Toilets are now often being placed in a separate space within the bathroom, a sub- room if you will, sometimes humorously called a throne room. This type of toilet setup can provide more privacy and allow more than one person to use the bathroom simultaneously.

Installing a bidet

Although most often thought of as a bathroom fixture only in Europe, bidets are now beginning to be seen in more homes elsewhere in the world, adding an extra fixture adjacent to the toilet.

Bidets provide enhanced hygiene for users, and although still considered a luxury, they are showing up throughout the world. If thinking about adding a bidet, however, be aware that there may be special plumbing required (unlike toilets, bidets require both cold and hot water).

Many people are looking at large and small bathroom renovations as a way to enhance their lives, not only providing for hygiene, but creating a room that provides enhanced relaxation from today’s busy world. And extra space just makes a bathroom more usable. There are so many bathroom design ideas and themes available today, from modern to traditional to Asian design, people are looking at bathrooms as additional living space instead of merely functional living space.

Are You Planning A Kitchen Renovation? Things To Think About

When embarking on a new kitchen renovation project it is important to ask yourself a number of questions at the outset of the design process. This ensures you achieve a kitchen that looks fabulous and meets all your expectations in its functionality. In this blog post we have focused on some of the main points or questions you might consider to help you get the very best design possible for your home.

1. What is it you like/dislike about your current kitchen?

Write down everything you can think of, as these points will help our designers formulate a bespoke kitchen plan. You might consider things like the layout, flow, storage, work surfaces, seating and appliances as you think about what you like and dislike with your current kitchen.

2. What is your Budget for the renovation project?

You have to come up with a kitchen design you can afford. There is no point having grand ideas if you don’t have the budget. There may be compromises when it comes to the final products and furniture you go for, but with a few smart choices, you should be able to attain the main kitchen design you desire. For example, by choosing laminate over granite worktops on an average kitchen you might save $4,000-$6,000k, but there would be no compromise on layout. Similarly, consider a laminate door over a painted or lacquered door.

3. Establish your design wish-list for your Renovation Project

Here you should think very carefully about everything you want in terms of aesthetics and functionality. Perhaps even write the wish list in order of preference to ensure that your main priorities are included

4. Who uses your kitchen?

Perhaps you have a large or young family? Or is it more of a bachelor pad?

5. Kitchen Design ideas

Think about the flow around the room and envisage how you’d like it to work for you. Do you want an island? Sink or ovens in a certain place? Place for your dog? (Believe me, we have designed many a kitchen with a build-under dog bed

6. What style of kitchen do you want?

You may have a very definite idea on this, for example you’d like a very country painted style kitchen or very modern handle-less kitchen with gloss doors or even something in between?

7. Seating for the kitchen

Do you want to eat family meals in the new kitchen, or simply have somewhere for a chat and a cup of coffee? Perhaps you love entertaining large social gatherings? All of these things need considering and incorporating into your wish list.

8. Storage requirements

How much cooking do you do from scratch? Think about how much fresh/dried food you like to have to hand. If you like entertaining friends at home, perhaps consider a wine cooler next to your fridge? Larder units are a popular way of adding extra storage whilst saving on space. There are also a variety of storage solutions if you have difficulty reaching into the back of cupboards or on top of high shelves.

9. Colour Preference

What colours do you like? – It’s worth thinking about the size of your kitchen, and the amount of natural light. For example, lighter colours work best in smaller, darker rooms to give the impression of space.

10. Products/Appliances

Think about what your requirements are. The type of cooking you do will govern what you need. For example if you like baking, you might want to consider how much oven space you need. If convenience is important – perhaps think about a combi-microwave oven. Coffee lover? There are some great built-in coffee machines ready to make your perfect latte or cappuccino, whatever your preference. If you buy a lot of fresh food, perhaps an American style fridge? Don’t forget that you may need space for appliances unrelated to cooking such as washing machines and driers. With so many products out there, taking time to consider your budget and how you cook, saves you wasting your money on appliances you don’t need.

11. Workstations/ Kitchen Countertop

My final point worth considering before designing your kitchen is to think about how much work surfaces you need? How much baking/entertaining do you do? Do the kids do their homework in the kitchen? Would you like to eat as a family? Here you also might consider the type of worksurfaces would best suit you and your lifestyle. Corian is great for moulding into different shapes and looks great. Granite and engineered stone surfaces look expensive and are very hard wearing. Already have all your own trades and you’re comfortable managing them for your kitchen renovation?

Although we don’t recommend if you haven’t renovated a kitchen before and/or you don’t have trades people you can trust, most renovations if not all comes with it’s own surprises because not all homes are the same – this is where experience/project management plays an important role in minimises risks to maintain costs/delays giving you higher certainty of outcome/quality backed by associated guarantees and warranties.

However, if you do intend to manage the kitchen renovation yourself, it does work out more cost effective to contact a kitchen cabinetry manufacturer directly to get the kitchen cabinets designed, manufactured and installed – leaving you to manage the other trades such as flooring, demolition, painting, plastering, splashback/tiling, electrician, plumber, and sometimes a carpenter/builder.
