Most home buyers do not want to put in too much work when they buy a house. They mostly want to buy a structurally good house with a good layout and up to date fixtures. A house which is too old with dated fixtures will not look appealing to a new buyer.

So we can conclude that bathroom renovations do indeed add value to a home. There is however a risk which comes with bathroom renovations. The problem occurs when people spend too much money on renovating a bathroom because they feel that the return on investment will be huge. This however is not true.

A buyer is not looking for an extravagant bathroom with the the best design. They are in fact looking for a bathroom which has good plumbing, up to date fixtures and a bathroom that complements the house. Our renovation experts have put together a few things to keep in mind when renovating so you get the best return on investment by adding value rather than over spending. Ask yourself the following questions:

When are you planning to sell the house?

This is a very good question to ask as it will determine what exactly you should be renovating in your bathroom.

If you are planning on selling your house sometime in the future then make sure that you are not renovating your bathroom based on a current trend. A ‘current trend’ could go out of fashion and hence make your bathroom feel dated in the future. Keep the renovation simple by using good quality products, having a good plumbing system, a good layout, and trend neutral fixtures.

If you are planning on selling the house sometime soon then make sure your bathroom renovation plan is in sync with the rest of the house when the sale occurs. If your house is old and in need of some refurbishment then there is no point just renovating the bathroom. The renovated bathroom will not add value to such a property. The better thing to do would be to spread out your budget and refurbish all the important things around the house rather than spending all your money on your bathroom.

The size and shape of your bathroom has to be taken into consideration when choosing tiles for the bathroom. Planning your bathroom renovation can be a very daunting task especially when you do not know where to begin! Follow our step by step process to get that perfect plan for your bathroom renovation.

Ask yourself a few questions

What exactly do you want?
Do you only want a few fixtures or all of them replaced?
Are your floors looking shabby and need replacing or are they staying?
How about the walls?
Is the design of your bathroom quite dated or do you like the look of your bathroom?
Do you want 1 bathroom renovated or do you want all of them done?
Do you need the layout changed to make your bathroom just a little bit more spacious?

Research

Write your answers down in your notebook so you have clarity on what is going and what is staying. Research is always the most important aspect of any renovation. If you research is not thorough then you are most likely going be full of regrets in the future.

Read online articles, and book specific to the kind of bathroom you are renovating. Look at what other bathrooms with a similar space look like. Go to a few shops around Auckland to see what kind of fixtures you like.

If you are after a certain look, then look around your home or other furniture shops to see if you could reuse cabinets and vanities for your bathroom. Don’t get too carried away with trends. When you research styles online or otherwise you will realise that there are certain looks that you are not fond of which will help you narrow down the look you actually want.

It is also a good idea to compare prices for the things that you do want to change in your bathroom. You might like see if you could get cheaper but high quality alternatives to premium branded fixtures. We are going to give you some basics of bathroom renovation ideas for Auckland Homes, to start you on your way toward not just redesigning your new bathroom but perhaps leading to a complete bathroom renovation/ remodelling.

How you use your present bathroom

The first thing you need to think about in renovating your bathroom is how you use your present bathroom, what you like about it and what its deficiencies are.

From this information you can begin to think about your ideal renovated bathroom. For instance, do you like taking baths, maybe in a whirlpool tub? Do you have enough storage space? How is the lighting in the bathroom? What about location – are your bathrooms in the right place? Do you have enough bathrooms or do you want to add one?

Start with some basic questions and begin to get some basic answers, and begin writing down what you want. From magazines and the internet compile a file or “scrapbook” of your ideal bathroom – layout, ideas for floor and wall treatments, and the type of fixtures you’d like to have.

Do you need to add a new bathroom? If so, where will you put it?

Let’s focus on some beginning steps of bathroom designs and how to create a bathroom renovation as close to your ideal.

The first thing you should do is make a scale sketch of how your bathroom is now. This will give you a good idea of how much space you have to work with as you redesign your bathroom. After you have done this you will need to determine what arrangement of items you will want in your new bathroom, then draw templates of those items to scale and see where they fit into the space you have.

Locating your fixtures in the proper order

As you get started with your bathroom design, you will want to think about locating your fixtures in the proper order.

In a full bath design, the sink is used most often, the toilet is used next most often, and the bath and/or shower are used the least. With this in mind, most bathrooms are designed with the sink nearest the door, the toilet next and then the bath or shower. So keep in mind location and accessibility in a renovated bathroom design.

Expanding the size of your bathroom

At this point it is a good idea to think about whether you want to expand the size of your bathroom.

To do this, you will either need to expand into other space adjacent or adjoining the bathroom, or even build the bathroom out, perhaps adding a bump-out to your house. Adding space by enlarging outside is going to be more costly, require more work and contractors, and is probably only doable on the ground floor. For now we’ll focus on expanding within the space you already have.

So where can you get space to expand if you want to?

Is there an adjoining closet or room that you would not mind being a little smaller, so you can take space from it to add to your new renovated bathroom? If you are below an attic or you have space in a kneewall ( a partition that forms a side wall or supports roof rafters under a pitched roof), is that space usable? Be aware that using attic or kneewall space will take some structural work.

You may even think about taking a whole adjacent room to enlarge the bathroom.

You might take half an adjoining room for the bathroom if it is available; then convert the remainder of that room into a home office or other space. For homeowners who do not have children, or whose children have grown up and left home leaving an empty room, perhaps you can use the bedroom space they have vacated for expanding the bathroom.

Bathroom Expansions

One reason for the trend in bathroom expansion is to add a shower separate from the tub, and perhaps replace the regular bathtub previously used for both showers and baths with a large soaking, whirlpool type tub.

Often the soaking tub can be placed under an eave or into a part of the kneewall, minimizing its larger space requirement, since with a stand-alone shower the need for space to stand up in the tub is not as necessary. Make sure however, that the bathtub has enough headroom to meet building codes.

Another reason for a bathroom renovation expansion is the installation of other items in addition to stand alone showers. Many bathrooms lack storage, and an expansion can help with storage of towels, cosmetics and other bathroom necessities.

Often today people are expanding bathrooms so that they may install an additional sink to have his and her sinks so that when getting ready to go out, there is not a struggle to use a single sink. There are many new and unusual designs for sinks today, many of them not as expensive as they may look.

Adding dressing rooms

Homeowners are now also adding dressing rooms off their bathrooms into adjoining space . A dressing room or walk-in closet off the bathroom allows them to take a shower or bath and have their clothing right at hand. Sometimes with a major remodel the walk-in closet can be entered from the bathroom and from an adjoining master bedroom.

Bathroom renovation designs are also being done to find alternate space for toilets, away from the sink, tubs and showers. Toilets are now often being placed in a separate space within the bathroom, a sub- room if you will, sometimes humorously called a throne room. This type of toilet setup can provide more privacy and allow more than one person to use the bathroom simultaneously.

Installing a bidet

Although most often thought of as a bathroom fixture only in Europe, bidets are now beginning to be seen in more homes elsewhere in the world, adding an extra fixture adjacent to the toilet.

Bidets provide enhanced hygiene for users, and although still considered a luxury, they are showing up throughout the world. If thinking about adding a bidet, however, be aware that there may be special plumbing required (unlike toilets, bidets require both cold and hot water).

With so many designs, beautiful fixtures and brilliant architects, designing a bathroom can seem like a fun filled experience. However, staying within your budget can turn this bathroom renovation process into a stressful experience instead. When clients give us a budget of around $8K to $10K, we always advice them to not try and re-vamp their whole bathroom at the same time. Here are our tips on how you can in fact change the whole look of your bathroom under $10,000.

Bathroom Renovations under $10,000 are a definite possibility! YES it is a possibility! Bathroom Renovation Ideas while spending Under $10,000 – On A Budget – NZ.

1. Decide on your priority for your Bathroom Renovation

Think long and hard about your priorities. Do you want to change the look of your bathroom or are you looking at changing that old bathtub that you have had for ages? Or do you want to add heated floors? The key to bathroom renovations under $10,000 is to have a clear sense of priorities and careful planning.

2. Renovating the whole bathroom

Renovating the whole bathroom can be a near-impossible task under $10,000. If you are still looking at doing it, then you will have to compromise.

You could choose the most important fixture that you want to replace and get the other fixtures either second hard or of a cheaper variety. Get your plumbing sorted first because the price for plumbing is unlikely to differ no matter what fixture you get. Once the plumbing costs are sorted, then get that one thing replaced that is really high on your list. For example you might be wanting to replace your bath, well then get out there and buy the bath of your dreams. However for the kitchen cabinets and sink, look around your home and see what you could re-use.

An example of this is reusing your living room cabinets that you aren’t using anymore. Get them varnished, polish your old sink and get them fitted in your bathroom. This can prove to be a very elegant touch. This kind of renovation can take up to $10,000.

3. Make one fixture the hero of your bathroom renovation

Choose one extravagant thing that you want in your bathroom and make it a focal point. It could either be a Japanese bath with wooden skirting type benches around it to make it look like a spa or a waterfall shower. This focal point can be expensive but it can still fit in your budget as long as you do change much else in your bathroom.

4. Design Design Design

There are a multitude of possibilities if you are not looking at changing your fixtures and are focused on a re-vamp or a new style for your bathroom.

a) Make one of the walls a focal point: Use tiles, mosaic, marble or wood. Use whatever you most desire and use that material on an entire wall instead of the whole bathroom. This will keep your costs under $10,000 as Mosaic can be very expensive. You can make this wall the focus of your bathroom. You could couple that wall with a few mirrors or antique looking lamps to give it a Moorish look (especially if you use mosaic on the walls!!)

b) Replace your flooring: Replace your bland looking tiles for some colourful tiles. Add a bright rug in front of your sink cabinet, Paint your cabinets a dull gold, hang some brass lamps, add a few plants to add a bohemian look to your bathroom. This kind of renovation will only cost you $5,000-$7,000.

c) Use Laminate: Laminate is no more a cheap and boring option! There are a lot of styles and available in laminate which mimic real wood/texture, plus they do not rot, make you allergic and also have a moisture proof board that will save your surfaces.

d) Picture Windows: You will be amazed at what a difference a picture window can make to your bathroom. Make sure that you buy a good quality picture window which is realistic as you do not want a shabby looking feel. Frame the picture window with a good wooden frame to make it look like a window. This should typically cost about $5000 to $6000.

e) Create an illusion of space: adding mirrors can make your bathroom space look bigger and creating depth which will completely revamp your bathroom. Use mirrors not just for your vanity but perhaps behind the door or the upper half of your walls. This will cost you between $2000 to $6000 depending on the area.

f) Lighting: lighting can do wonders to any room. Basic lighting is a must of course, but think about how you can highlight the special features of your bathroom with lighting. Absolutely – if you would like to purchase anything directly and provide it for installation at the appropriate time then we have no objections to this but we always suggest clients to choose our suppliers for a number of reasons, we’re confident of the quality, we can manage the logistics, trade prices, and any troubleshooting during the renovation is easier since we can direct contact.

I have a limited budget – do you only do high end renovation projects?

No we cater for all tastes and budgets. We have a standard 3 option range (Budget, Mid and Luxury) for kitchens and bathrooms as well as offering tailor made packages to suit your personal requirements.

How long does tiling a bathroom take?

Tiling a bathroom is done in stages starting with waterproofing (assuming all the preparation has been done) which takes 1 day then another 24 hours to dry and once ready, tiling starts (which is a combination of cutting the tiles and putting them in place which will take between 2-4 days dependant on the size of the bathroom.

How to keep bathroom renovation costs down?

1. Choose lower end fittings/products 2. Instead of full-tile wall, choose half. 3. Keep plumbing where it is 4. Avoid changes that require consent 5. Reuse old fittings if possible 6. Sell anything that still has value 7. Put a budget plan in place 8. Consider doing parts of the renovation yourself

Generally a bathroom renovation will between 3-4 week from date of demolition, however will be longer if it involves consent.

5 Tips For Choosing A Bathroom Renovator in Auckland

When choosing a bathroom renovator to head up your renovation project, a few simple steps can mean the difference between complete confidence and sleepless nights.

1. Ask for Referrals and Look for Social Proof/ Reviews

Word of mouth — hands down, it’s the best way to find a qualified professional to tackle the job.

Ask relatives, friends and neighbors whom they have had good experiences with. Also ask what made it a positive experience, how the contractor handled problems and whether he or she would use the same contractor again. Check online reviews and testimonials for the company and make sure they are unsoliciated reviews.

2. Look at Credentials and Past Bathroom Renovations

With recommendations in hand, do some preliminary research, whether that’s with a phone call or a visit to the contractor’s website.

Find out whether he or she holds all the required licenses, as well as designations from any professional associations like the Licensed Building Practitioner. Look for contractors who have invested in coursework and passed rigorous tests in order to earn a particular certification.

3. Interview A Few Bathroom Renovators – Not Just One

Narrow down the list of contenders, and set up meetings. What is the magic number of contractors to interview?

Ultimately, the right amount could be one but no more than three. “With too many quotes, it gets too confusing trying to make a decision.”

How a contractor answers questions is extremely important, but communication goes both ways. One of the most important things [a homeowner] can find in a designer and a builder is somebody who listens to them, One of the things that’s made Superior Renovations successful is we don’t do all the talking.

4. Check References

Once rapport has been established, ask to see some of the contractor’s projects.

If they meet with approval, request references and then actually call the contractor’s former customers to check up on them. Ask how the contractor did at executing the project. Was it on-time and on-budget? Were they pleased with the outcome? Was there anything that could have been done differently?

5. Get it in Writing

After zeroing in on one Bathroom Renovator who seems right for the job, take a look at the documents he or she has prepared.

Do they look professional? Scrutinize the contract. Does it seem fair and balanced? Also, make sure the legal agreement includes the following:

– a bid price and payment schedule
– the scope of work
– a site plan
– a sequential schedule of primary construction tasks
– a change-order clause
– a written procedural list for close-out
– an express limited warranty
– a clause about dispute resolution
– a waiver of lien, which would prevent subcontractors and suppliers from putting a lien on a house should their invoices go unpaid by the contractor
