For now we’ll focus on expanding within the space you already have.
So where can you get space to expand if you want to?
Is there an adjoining closet or room that you would not mind being a little smaller, so you can take space from it to add to your new renovated bathroom? If you are below an attic or you have space in a kneewall ( a partition that forms a side wall or supports roof rafters under a pitched roof), is that space usable? Be aware that using attic or kneewall space will take some structural work.
You may even think about taking a whole adjacent room to enlarge the bathroom.
You might take half an adjoining room for the bathroom if it is available; then convert the remainder of that room into a home office or other space. For homeowners who do not have children, or whose children have grown up and left home leaving an empty room, perhaps you can use the bedroom space they have vacated for expanding the bathroom.

Bathroom Expansions
One reason for the trend in bathroom expansion is to add a shower separate from the tub, and perhaps replace the regular bathtub previously used for both showers and baths with a large soaking, whirlpool type tub.
Often the soaking tub can be placed under an eave or into a part of the kneewall, minimizing its larger space requirement, since with a stand-alone shower the need for space to stand up in the tub is not as necessary. Make sure however, that the bathtub has enough headroom to meet building codes.
Another reason for a bathroom renovation expansion is the installation of other items in addition to stand alone showers. Many bathrooms lack storage, and an expansion can help with storage of towels, cosmetics and other bathroom necessities.

1.Decide on your priority for your Bathroom Renovation
Think long and hard about your priorities. Do you want to change the look of your bathroom or are you looking at changing that old bathtub that you have had for ages? 2.Renovating the whole bathroom

Many companies will supply replacement kitchen doors which are completely blank with no drillings so you can place the handles and hinges exactly where you would like them to be. They also have no hinge holes as many kitchen cabinet manufacturers place their hinges at different heights, so buying doors with the holes already in them will limit you in terms of what type of cabinets they will fit.
Many people have discovered that replacing your entire kitchen, when a makeover looks just as good, does not make much sense. For the majority of people, they will save thousands when compare to the cost of an entire new kitchen, plus there’s less stress and mess with a simple kitchen facelift. On the other hand, prebuilt cabinets in standard sizes are readily available in stores like Mitre10 and can be a more cost-effective and efficient option if it suits your kitchen – but you’ll need to install it, or find an installer to do it.
Prebuilt cabinets from places like Mitre10 is generally more affordable than custom cabinets from manufacturers. They are manufactured in large quantities and come in standard sizes (standard is the keyword here), which means the production cost is lower. These cost savings is passed onto the consumer, making prebuilt cabinets are definately a more budget-friendly option.
However, one of the main disadvantages of prebuilt cabinets is that they may not fit perfectly in your space. Every home is unique, and if you have an irregularly shaped or sized space, prebuilt cabinets may not be the best solution. In this case, custom cabinets that are manufactured to fit your exact measurements may be a better option.

Seven years ago when I was choosing countertops for our own kitchen for our Auckland based home, I exhausted myself researching all the choices that were on the market and finally settled on a marble countertop + wood on the island combo. I’ve never regretted it, But seven years have passed and much has changed in the world of kitchen countertops.
We have other kinds of countertops in our home, white laminate in the laundry room, wood in the hall bathroom, and modern cultured marble in the master bathroom. All have performed well based on our expectations. Innovation is inevitable, trends come and go, so the decision as to which countertop to choose in a kitchen remodel requires much consideration. Let’s start with a classic favorite.
Marble Style Kitchen Countertop
Marble will never go out of style so for the price you pay, you do get the “timeless” label with the investment.
Always elegant, it complements both Old World and modern kitchens equally; for bakers it’s a favorite, no surface is better for pies and pastries.
Properly sealed marble cleans up easily with a mild cleanser and cloth. Marble can stain so it must be sealed, and since it’s softer than granite, it can chip easily (we’ve suffered several small chips around our kitchen sink).
Any acidic food like citrus can etch the surface or leave white stains. There are two varieties of gray and white Italian marble that are similar in appearance, both milky white with gray veining, and they are Carrara and Calacatta. Carrara has more delicate, lighter veining; Calacatta is a rarer, pricier stone and has bolder more defined strokes, yet both are a desirable luxury stone. Calacatta Gold and Crema Marfil marbles have brown or gold veins and offer homeowners warmer tones.

And the environmental impact of manufactured quartz is low: Quartz is an abundant material and the finished product is nontoxic and nonallergenic, and will last a lifetime, reducing the need for replacement.

Granite has been the countertop of choice for many contractors and homeowners since the 1990s.
Many granites have a speckled or mottled surface with varied colors throughout but they are extremely durable. Although porous, when sealed granite resists stains, withstands heat, and is waterproof, hence the popularity.

Limestone is made of calcite and is shaped from sand and aquatic life (and fossils) over time.
It’s softer than granite, yet heat resistant and moisture proof when sealed. Limestone is available in off white to sand tones and shows a beautiful patina with age. Limestone is often honed and because it is softer porous stone it can scratch easily and requires sealing.

Limestone in our opionion is the most beautiful stone that exists in the world. It is not only incredibly elegant, it also tames bold colors that you might have as a part of your interior design, while also fitting into more minimalist designs as well. The thing about limestone is that no matter what the rest of the room looks like, limestone is always going to fit. Because limestone always fits, it’s one of the most popular stones in the world. You can’t match the beauty of limestone, making it an incredibly elegant choice of natural stone that will easily fit into the aesthetic of any room you have take on the task.
Soapstone Kitchen Countertop
Like concrete (see below) soapstone is growing in popularity as a kitchen countertop material of choice.
When installed it’s often a medium gray tone that deepens over time to a more charcoal color. It’s composed of mineral talc and some slabs can have a green tint, the material is often used in labs because it is heat and chemical resistant. Soapstone is a softer surface like marble; it requires polishing to avoid cracks and can scratch or nick but it is water resistant.

If you love the dark beauty of granite and the light veining of marble, consider soapstone instead. It’s durable, relatively low-maintenance, and has a lovely, old-world feel. Soapstone does not stain.
Soapstone counters are not harmed by hot pots, citrus, wine, acids or chemicals.
The only maintenance recommended, not required, is the mineral oil treatment to enhance the natural darkening process the stone goes through and to ensure the soapstone darkens evenly. Mineral oil is not recommended to protect the soapstone, it does not need protection since it is naturally non- porous.
The cost of soapstone is comparable to other natural stones.
Soapstone can be offered in a variety of different textures, unlike most other natural stones that are only available with a high polished finish. Some clients like the stone to feel rougher to the touch, others like it a little smoother and some like it in between, we can please all tastes by re-finishing the top of the slabs, at no additional cost.
Soapstone countertops are harvested from the earth and simply custom cut to fit your kitchen. It’s all-natural and can be recycled completely. No sealers or toxic chemicals of any kind will be introduced into your home. Nothing needs to be done to make soapstone beautiful since nature has taken care of this all on its own. Once it has been quarried from the earth it simply needs a cleanup and a trimming before it arrives at your door in its natural state.
Modern Laminates Kitchen Countertop
Laminates are manufactured with a blend of resins and paper fused to particle board and they have been a budget smooth countertop surface for decades.
In the past, laminate hasn’t always had a reputation as stylish, but that’s all changed, there are several reasons to choose laminate countertops as the newest designs mimic marble, granite, and limestone.

Con:But it can crack. Does the thought of a hairline fracture make you cringe? That’s a risk that comes along with concrete countertops, most commonly when poured in place rather than pre-cast. Of course, you can prevent cracks to a certain extent by adding fiber reinforcement, rebar, and/or wire mesh. Still, cracks happen, whether because of pressure or the natural settling of the house.

This project was done in Greenhithe by Superior Renovations. Our client wanted to expand the kitchen. Hence we pulled down the wall between the dining room and the kitchen in order to make the kitchen more wide. We also replaced the counters, and built new cupboards to give the kitchen and spacious and airy look.

A mid-range kitchen renovation is mostly for people who want to continue living in their home but cannot abide by their old kitchen. They usually want to increase functionality of their kitchen to suit the way their family uses the kitchen. Most people also want to create a more open-planned kitchen layout which features the living and dining area as well. Overall they want a beautiful functional kitchen with all the modern convinces of available today.
How is a mid-range kitchen renovation different from a basic kitchen renovation cost nz?
As mentioned above, the cost for a kitchen renovation when using a renovation company is higher than a DIY job. A mid-range kitchen renovation is higher in cost compared to basic kitchen renovations because of the following factors:
Change in Layout possible
A change in layout is possible for a mid-range kitchen renovation as people are willing to spend more for their own house. Not every mid-range kitchen renovation needs a change in layout which means that with no change in layout the cost for your kitchen renovation will be in the lower end of the spectrum.
As more people are gravitating towards an open planned kitchen, they often want to change the layout of their kitchen or knock a few walls down. Knocking a few walls down can sometimes require consent if it is a load bearing wall. The need for consent from counsel requires us to draw up architectural drawings which are then submitted to the counsel for approval. This means that the cost will be on the higher side of the spectrum.
Even if you are not breaking down walls but simply changing the layout of your cabinets or position of the sink then consent might be required contributing to the overall cost.

A mix of mid to high range materials used
The materials chosen in any kitchen renovation are the biggest cost factor. Mid-range kitchen renovations often feature higher quality materials which are more durable, last a longer time and are aesthetically beautiful. Most of our clients get mid-range kitchen renovations for their homes. Porcelain tiles are often chosen for these kitchens compared to the laminate chosen for basic kitchen renovations.
We also use mostly designer stone engineered countertops that are imitated to look like high quality marble or quartz. The thickness of these countertops is also often 60mm compared to the 30mm which is used in basic kitchen renovations.

The cabinets for mid-range kitchens are custom built using high quality MDF boards from Melteca or Bestwood which is often wrapped in Thermoform to give it different textures or styles (like shaker style cabinets). If you are going for a modern kitchen then the cabinets often have a ‘handless’ setup.
Having good storage is essential for every well functioning kitchen. Mid-range kitchen renovations often have good built in storage like ‘magic corners’, cutlery drawers, compartments within the cabinets to store condiments, big utensils and pull out bins.

Good storage solutions are especially important for open plan kitchens as is it is important that your kitchen is clutter free.
Re-wiring and Re-plumbing
Most people renovate their home only once in their lifetime. This means that usually change everything within the kitchen so they do not have to upgrade parts of the kitchen every few year. Most old homes have old plumbing which means that they change the plumbing of the kitchen during renovation. This is especially true when you change the layout of your kitchen and are changing the place your sink was previously in.
The same goes for re-wiring as your wiring could either be old you are changing the position of your plug points.
Smart kitchen features
Integrating Smart features within your kitchen renovation makes working in your kitchen more convenient but is also better for the environment. Some key smart features in mid range kitchens are as follows:

You will be working very closely with our in-house designers at our design studio for advice on what materials work together for the type of design you are after.
3. Cost of a Custom/Designer Kitchen Renovation
You could tear down a load-bearing wall in order to expand and reconfigure the entire kitchen footprint. You could also look into adding an Island. Islands are all the rage due to their functionality and look. Include the option to refinish adjacent areas like the hard-wood floors. To make a custom kitchen is not impossible. Some clients do not want a standard kitchen that they can choose from a catalog. At Superior renovations we can custom make your entire kitchen right here in Auckland. This project we completed in Takapuna needed 5 walls pulled down. The dining area, lounge and kitchen were three separate rooms. Each of them was a tiny room with hardly any room to walk around. In the end we pulled down the walls to create a spacious living space.

To get on your way to getting your new dream kitchen, start by gathering together ideas, designs, and your own thoughts to a new kitchen scrapbook. This might be a physical book with written, printed and cut out ideas. Importantly also make a list of the appliances that you are intending to build into your new kitchen. Model numbers are usually enough to find the accurate dimensions online. Your new kitchen cabinets will need to be able to accommodate these whether they are new or recycled from your current kitchen. Do I have to organise sub contract specialist trades such as plumbers or electricians?

Generally a kitchen renovation will be between 5-6 weeks from date of demolition and this assumes design is finalised and parts have been manufactured (not including splash back which takes additional time for manufacturing)

How do you pay for a building project?
Usually it’s setup on a progress payment system as detailed in the building agreement. We engaged with three companies to completely renovate our downstairs and ensuite bathrooms.
