What is the difference between container homes and regular sleepouts/granny flats?

There has been a growing demand for container homes in recent years. They can be made into granny flats, or a fully functioning home by joining several containers together.

They look trendy and have become somewhat of an architectural gem. So, what exactly are container homes? Container homes are just what they sound like. They are large containers which are used to transport goods. With almost 1.4 million ‘out of service’ container homes around the globe, they have become a novelty that can now be converted into homes.

Container homes must be bought and then either shipped directly to your site or it can be built off-site. Internal timber frames are then erected, the structure insulated and then renovated to make it a liveable space. The structure of container homes is sturdy, but the roof is often an issue. This means that a new roof must be put on the container home before it can be used as a living space.

Regular Sleepouts and Granny Flats

Regular sleepouts and stand-alone granny flats are built from normal building materials. They can either be extended out from your existing home structure or can be built as a minor stand-alone dwelling on your property.

The current economic climate has seen a rise in demand for granny flats, sleepouts and minor dwellings on an existing property. This can be either your need for extra space or as a source of additional income. They can be rented out and can yield between $300 – $600 per week in Auckland.

Pros and Cons of Container homes Vs Regular Sleepouts and Granny flats in Auckland

1. Consent Process

What is the consent Process for Container homes?

Container homes can act as a sleepout or a standalone dwelling for properties. However, there is always a consent process when you want to build a container home in New Zealand.

Container homes are a relatively new concept in New Zealand which basically means that the process of consent can vary.

“That’s one thing you find straight away”, said Burne the co-founder of Architecture and Interiors Ltd. “Many, many, shipping container homes don’t have permits or consents, and they probably wouldn’t get them because they don’t meet the building code”. (2019, February 1st) (Stuff)

This means that a lot of the ‘cheaper’ container homes that you see in New Zealand are not approved by the council. The process or the time taken to approve a consent for a container home in New Zealand is not consistent and the rules are ever-changing. This can prove to be challenging when building container homes as a source of an additional income in Auckland.

This however does not mean that you cannot build a container home in Auckland. We recommend you hire a professional company and not do a DIY job. Yes, the consent process might feel like a grey area, but it is possible.

Regular minor dwelling – Granny Flats and sleepouts

Regular minor dwellings like standalone granny flats or attached sleepouts have been built in Auckland properties for years. This means that the consent process for such dwellings is much easier and straightforward as compared to container homes.

The recent Building Act of August 2020 has made building minor dwellings even easier.

‘Single-storey detached buildings include sleepouts, sheds, greenhouses and other similar structures can be built without a building consent. Kitchen and bathroom facilities are not included in the exemption. Any plumbing work to a new or current building still requires a building consent, and any electrical work will still have to be carried out by a registered electrician’.

The act further explains that the dwelling must be 30 square metres or less to be except from consents. This means that you can easily make a sleepout without even requiring any sort of consent work for your property. This would save you time and money.

However, if you are investing in building a sleepout then we would recommend you include a bathroom and kitchen within the sleepout. This will require consent but it is an easy and straight forward process.

You could rent the sleepout and generate an additional source of income. A newly built 1 bedroom or even 2-bedroom minor dwelling on your property complete with Kitchen and bathroom can yield between $400 – $600 a week in Auckland.

The consent process for all the plumbing and electric work for the kitchen and bathroom is simple. If you are renovating with a professional renovation company then they will handle the entire consent process along with the build. They will have an architect on board who will draw up the plans, get the documents ready and submit it to the council for approval.

Verdict

The consent process for container homes in NZ is ever evolving which means that the process is more complicated as compared to building a regular minor dwelling on your property. The consent process for minor dwelling has been made easier with the recent Building Act in NZ which allows you an exception for consents for dwellings up to 30m2. If you do want to add a kitchen and bathroom (which will require consent), the process is still easier compared to container homes.


2. Ease of Construction and Time taken for Built

Container homes have become a popular choice recently due to its durability, architectural appeal, and ease of transport. ‘Ease of transport’ means that they can be bought from a shipping yard and delivered directly to your home or to the factory. Once built and renovated, they cannot however be transported to several sites through the year.

Renovating a container home

Once the consent process is completed, you can begin renovating your container home. Container homes do require a substantial amount of renovation to make them fit for habitation. The first thing is erecting a timber frame within the container for the electric wiring and plumbing to be installed. This is also where the insulation will be put into the frame before the walls are erected.

Once the walls are put in, you can start putting heating systems, ventilating systems, and flooring. Most containers have a weak roof which is understandable due to them being stacked on top of each other. Hence you will almost always have to construct a roof on top of your container home if you want it to last longer. Re-cladding the exterior is also recommended to further protect your container home from the natural elements.

Regular minor dwellings like Granny Flats and Sleepouts

Standalone dwelling or detached

Standalone dwellings can be constructed on a property depending on whether the property is zoned for such a construction. The time taken to build and renovate a stand-alone granny flat from scratch can be anywhere between 3 to 5 months after consent has been approved. Listed below are the factors that determine the time taken to complete a project.

  1. Excavation of site: When building a dwelling, the ground will have to be excavated to reach the pipes underneath the dwelling. If there is a lot of stones underneath your land, then they will also have to be removed via a more specialised machine.
  2. Pipes and drainage below the land: The pipes underneath your land will have to be checked to see if they are in working order. If they are not, then they will have to be replaced.
  3. The actual built: This will depend on your renovation company and the hours they are going to spend on your site building your dwelling.

Extending your house to make a Granny flat/Sleepout

Extending your house to make a granny flat or sleep out will take a longer time than building a standalone dwelling on the property. This is because there are many things that need to be considered before a house can be extended.

The extension must be done according to the structure of your existing house which can give rise to several complexities. An extension project of your home will take between 4 to 7 months after you have received your consent from the council.

Verdict

Taking all the factors into account, container homes take lesser time to build and renovate when compared to extending your current house.

However, the time taken to get a consent, build and renovate a container home would take around the same time as making a stand alone dwelling on your property. This is because the consent process of container homes would take longer than a stand alone dwelling.

If you do have a garage that you do not use then converting that into a granny flat is a relatively easier, shorter, and less complicated way of building another dwelling on your property.

3. Cost

How much do container homes cost?

Contrary to popular belief container homes are not a cheap housing solution. Low priced container homes are only possible if you are not building in accordance to the code of compliance. We also do not recommend a DIY project as there are some technical complexities involved when renovating a container home which are better left to the professionals.

Melissa Burne a co-founder of Architecture and Interiors recently built and renovated a 1-bedroom container home in Hawkes Bay for the charity ‘Look good feel good’. “People think they can convert one for $60,000 – they won’t if they do it properly and with the necessary consents”. (2019, February 1st) (Stuff.

They bought a container for $1000 and the final renovation costs came to $127,000 including consents, subcontractors, labour, material, and project management. The container home boasted 1 bedroom, living room, kitchen, bathroom, and a laundry.

Asked if she would recommend taking on a container house project, Burne said “There is some sense to them, but for the cost of doing it properly you would be much better spending a bit more and getting a modest timber-framed house. It would give you more flexibility with better proportions. The good thing about a container is that you could pick it up and remove it if you ever wanted to”. (2019, February 1st) (Stuff)

Renovating a container house is just like renovating a normal home. You will require professionals like electricians, insulators, builders, plumbers, painters, and other skilled professionals.

Regular dwellings – semi-attached and detached

As discussed above, standalone dwellings or extensions to include a sleepout to require substantial amount of work. Even if you are merely building a 30m2 dwelling which would not require consent, there is still a lot of work that needs to be done.

If you are just building a 30m2 dwelling without a kitchen or a bathroom then it can be very cost effective as compared to container homes. You will not need consent to build the structure and will only have to employ skilled electricians to build in accordance to the code of compliance.

If you are however building a granny flat with a bathroom and kitchen then there will be consent work involved. The cost of building a standalone timber framed dwelling will be anywhere between 150K to 180K. This would include costs for consent, excavation, building materials, all skilled professionals, and a project manager to over see the project.

Verdict

One of the biggest myths about container homes in NZ is that they are cheap. They are only cheap if treated as a DIY project and built without consent. Roughly a 1-bedroom 40 feet container house will start from about 120K. Materials like the type of flooring, kitchen fixtures etc will determine how high the cost will go to.

A minor dwelling like a granny flat with kitchen and bathroom will cost you higher than a container home by about 15k to 20K. However, if you are just looking at making a sleepout of up to 30m2 without plumbing then it would be considerably lower than a container home. This is because you would not require any consent owing to the new Building Act released in August 2020.


4. Urban Auckland Lifestyle and your return on Investment

Container homes are a unique form of architecture which has a polarising effect on most people. A lot of people find the industrial look of container homes trendy and unique. Others find it an eye sore. The aesthetics of a container home can be a very personal choice for people.

So how do container homes fit into the Urban Auckland lifestyle? A standard container home has the size of 40ft by 7ft. Once the insulation and internal walls are put in, the interior of a container home can be quite narrow. This however can be rectified by adding other containers on the side and cutting one of the sides.

Auckland homes usually do not have that kind of land space to put a huge container home on their property. You can put the container and make it a sleepout to make it less bulky structure. Another disadvantage of putting a container home on your property in Auckland will mean that there will is no continuity in structure or the overall look of your home.

Return on investment for container homes

You can put a container home on your property to generate an extra source of income. You could rent a 1-bedroom container home for up $400 per week or more.

Having a container house in your property however will not add value to your property. You might have a harder time selling your current home in the future with a container home on your land. Buyers might not find a container home to their taste which means that you will have to remove it from the property. It also does not contribute to the over-all perceived value of your current home structure.

Regular dwellings – semi attached and detached

You can build Semi attached and detached dwellings exactly to your specification. They have that advantage over a container home sleepout in terms of aesthetics and continuity. You can build the dwelling with the same or similar materials as your home to ensure continuity.

The return on investment for regular granny flats and sleepouts

The return on investment on an additional dwelling on your property is huge. Even if you are just making a sleepout or granny flat without a kitchen and toilet, it will still add more value to your home than a container home.

If you take the plunge and decide to build one with a kitchen and bathroom then you can rent it anywhere between $400 to $600 a week. Future buyers will also be willing to pay a higher amount for an extra room or a unit on the property.

Verdict

The verdict for this one is simple. Container homes are just not suitable for Auckland homes as a means of additional income. A container home granny flat on your property will not add any value to your home. Container homes can be great if you have a land and just want to build an entire home out of it. That would still work in form of a container granny flat.

Selling a property with a container home on it is also going to be a problem. Container homes are great for more rural areas or towns. They would also be great as trendy cafes or stores in Auckland.

Regular dwellings suit the urban lifestyle of Auckland a whole lot more. They are great as an investment to add value to your home or to yield an additional source of income.

Container homes are not a cheap option as most people believe. A 1 bedroom container home would cost you $120,000 at the minimum. This is if you are building it with proper consent and in accordance to the code of compliance.

Are there many container homes to rent in NZ?

Container homes can be a great source of additional income in NZ if you put it up for rent. You will however not find many container homes to rent in Auckland.

Is container home better or granny flat?

This will depend on where in NZ you live. If you are in Auckland then making a detached or a semi detached granny flat will be better than a container home. This is because a container home will not add any real value for your property and might be an eye sore on your property for future buyers.     What is space planning?

    If you are wondering what exactly space planning is? Orly explains that space planning is an important aspect of the interior design process. Space planning is an in-depth analysis of how physical space is used in structures. It considers the purpose of spaces and who will use them. Space planning is a process that takes several steps, and its an important component that helps to ensure efficient use of floor space without wasting it. This also shows how you would move within the space. The plan is finally completed by putting details like textures, colours and even furniture in their places to show the overall look and feel of the place.

    What can go wrong if space planning is not done well?

    Orly explains that there are several things that can go wrong if you do not plan your space properly. If you do not plan your space well then it could lead to several problems once your renovation is completed. Space planning is a part of interior design that goes hand in had with renovations.

    You might want a L shaped kitchen with a huge island but did you account for the dining table next to it?     5 Simple steps of space planning as told by Orly

    So now that you know that space planning is important for a successful renovation you must be wondering where you should start. Orly says that the most important thing is not to get overwhelmed. Interior designers are there for a reason. It is their responsibility to narrow down the choices for you and make your design process as seamless as possible. She has outlined her 5 Step process to successfully plan a space for her clients.

    Step 1: Explore the space and understand your purpose for renovation

    Your first step should be have a walk around your space and ask yourself what the use of the space would be? What is the purpose for this renovation and what do you want to achieve? Is there anything you can do without? what would you like to change? Do you have a particular vision or is it a mix of things?

    Once you get the answers to these questions, you will be able to prioritise the work that needs to be done, focus on the most critical issues and update your budget accordingly.

    Step 2: Defining Zones and Natural Pathways

    Take your time to do proper space planning and confirm it meets your needs and lifestyle. Try to define zones depending on their primary use.

    If you are after a modern open floor plan where the kitchen, dining room and living room are all connected, it’s necessary to define each area. One way of doing it is adding an island to mark the heart of the kitchen. Just don’t forget to double-check if you have enough space to sit conveniently around it and that it doesn’t block your natural pathways.

    You can also use furniture like the back of a sofa or a stylish bookshelf to create boundaries. Alternately you can even set a unique flooring feature to define a space like the living room. Once the spaces and your requirements are clear, you can sketch out the area. It would be useful to do it in scale, so you will be able to visualise how it all works together and achieve a functional layout. This will make shopping for furniture in the future easier.

    Step 3: Choosing Colours and Textures

    After you finished planning your space, it is time to choose colours and materials. It would be easier to start with tones and textures of design elements such as flooring, tiles, cabinetry, benchtop and splashback. It would be good to consult an interior designer for this process. You can select the wall paint colour last to finish up the look and create a complementing background

    Step 4: Create a Mood Board

    Collect samples from showroom and suppliers. Gather these materials and finishes to create a mood board. Explore, take your time to compare, see how they all work together. Remember that colours affects our mood and the atmosphere in the room. So don’t try to save time here as this process can definitely save you from making unnecessary mistakes in the future.

    Step 5: Lay the actual space in your room with Samples

    Once you’ve chosen your favourite colour tones, buy small pots of the paint to make a larger model that you can place around the room. Play around with lightings as things can look very different under different lighting. Also get some samples of textures to put around the room to see how they would look in different spaces.

      Despite having all these advantages over MDF, solid wood is not always the best option, In order words, MDF is often the better choice than solid wood. Here are a few things about solid wood that make it a bad choice.

      1. Moisture Damage

      Most solid woods are prone to water and moisture damage, especially in an unfinished state and it is not waterproof, also some high-quality wood and endue moisture for longer. To protect the wood, a waterproof finishing usually has to be applied.

      1. Warping and Cracking

      Solid wood will expand and contract with the change in temperature and humidity (particularly with New Zealand’s ever changing climate) which makes them a poor choice for cabinet door panels. Most solid woods are highly prone to warping and cracking in hostile temperature. The cracks remain visible even if the cabinets are painted. With time, wood makers have developed crafting methods and technologies that minimize warping and cracking.

      1. Bug Infestation

      Unless you look after it very well, solid woods are highly prone to bug infestation and pest attack. On the other hand, it requires regular maintenance and the right finishing to keep the wood well protected.

      For our kitchen renovations, It is definitely the most popular (by far) alternative to solid wood with its own share of pros and cons (also more cost effective). It is normally considered a better option to plywood for being denser, stronger and more durable. For these reasons, it has almost as many applications as solid wood.

      Many of our clients initially tend to look down on MDF Wood with the perception that it is a “cheaper looking” option to solid wood but as we mentioned in the beginning both solid wood and MDF Wood have their advantages and disadvantages.

      Before we talk about the pros and cons of MDF Wood, just so you understand, there are varying types of this engineered wood. MDF boards can also vary in terms of size, density glue type, and moisture content. As a thumb rule, thicker and denser MDF boards tend to be costlier.

      For those renovating their kitchen, looking for a cheaper alternative to solid wood (once they know the price difference in material) always comes up, but without compromising on sturdiness and resistance, It always leads them to MDF as a compelling option.       1. Warping and Cracking

      MDF, like wood, expands and contracts when there are fluctuations in temperature and humidity. But unlike Wood, MDF does not warp. This is because the board, thanks to its structure, moves as a unit. Even with extreme changes in humidity and temperature, you do not have to worry about any damage to the cabinet doors.

      1. Smooth Finish

      MDF doesn’t have any noticeable grains that are usually found in solid woods, or small imperfections. As a result, they have a smoother finish after the paint is applied.

      1. Easy to Customize

      There are shaker-style cabinet doors, flat paneled doors, inset doors, raised doors and many more. The ease of customization of MDF boards is to thank for this variety. Because of its structure, MDF Board can be cut and drilled in many different ways without any damage. Available in larger sizes than solid wood. If you have a project that demands a large piece of wood with no joints, MDF is the recommended choice.

      1. High Water Resistance

      When it comes to water resistance, MDF outperforms wood. In fact, some MDF boards are specifically crafted for bath cabinets and they are made water-resistant.

      The obvious clear winner is MDF is a lot more cost effective and worthwhile (value for money) and with proper maintenance, MDF boards can last as long as some of the solid woods.

      MDF Cabinet Doors: Cons

      Despite all the pros, MDF cabinet doors aren’t perfect for certain situations. From being susceptible to water to scratches to heat, so MDF cabinets does require extra care – here are some of the cons to pay attention to.

      1. MDF cabinet doors aren’t ideal for high temperatures
      2. MDF Board does not do very well when exposed to extreme heat as the core materials can get damaged. This is why MDF Board is not a good material for outdoor furniture where it is exposed to the sun continually.
      3. Compared to wood or plywood, MDF is considered less strong but not by much – but it is still a consideration. For example, Once the MDF get scratches, it’s usually difficult to repair it.
      4. Since MDF consists of fine particles, it may not be great for holding screws in some circumstances.
      5. If not sealed properly, MDF can fall prey to water absorption – so the manufacturing process of the MDF (or the brand of it) is important.

      Surprising Design Solutions

      It’s clear that MDF is the more cost-effective & durable option, there are some surprising and inspiring projects out there in recent years that feature the use of MDF due to it’s flexibility in design, color, and feel. If you want to get creative with your kitchen renovation (as opposed to the wood look), MDF will give you the opportunity to play with all kinds of colors. MDF can even take veneers like leather and vinyl, if you’re looking to play around with texture.

      Medium-density fiberboard (MDF) is a favorite with Superior Renovations clients because it gives them solutions for big design details rather then choosing what looks standard – this gives them endless possibilities/options to play with.

      What is MDF Board commonly used for?

      For most of our renovations, you’ll commonly find MDF being used for kitchen cabinets. Most kitchen cabinets comprise of both solid wood and MDF elements. MDF Board is usually found on the doors and interior panelling for the following reasons:

      • Easier to paint
      • Easier to clean
      • Does not warp
      • Water-resistant

      But it is not just the kitchen where you’ll find MDF being used, but we also use it in bathrooms and laundry spaces due to the resistance to moisture/humidity.

      Another consideration when you’re deciding materials particularly with MDF is when it is compared to plywood. This is not necessarily a comparison you would do for kitchen cabinets, but in other construction instances choosing a plywood vs MDF may be a choice you need to consider to bring down costs.

      Another area where MDF was used in a renovation is used shelving, whether it’s for a bookshelf, kitchen shelving, lounge tv unit, or open wall shelving – it’s popular choice because of the change of colors/styles you can choose. But be careful if you’re using it to place heavy objects as it will sag so normally it is reinforced with solid wood if that is the case.

      Is MDF good for kitchen cabinets?

      Our opinion is MDF performs better than solid wood in many areas as mentioned above – although the are benefits to choosing solid wood, the advantages of MDF outweigh it … The main concern surrounding solid wood for cabinets, doors and panelling is it requires consistent care and maintenance.

      But when it comes to cabinet doors, we highly recommend MDF, It provides far more benefits than solid wood. If you are in the process of giving your kitchen an upgrade, consider choosing cabinets with MDF doors.

      Choosing MDF for your cabinets means they are going to be sturdy and durable – it also makes it a lot easier for you to make decisions during the design process because of the larger range of options. MDF (especially doors and shelves) offer smoother finisher and tougher resistance to humid temperatures which we think is particularly important for Auckland homes.

              Kitty shares the top 3 mistakes people make while choosing tiles for their home

              1. Choosing small tiles for small spaces

              As mentioned above, this is a very common mistake that people make when choosing tiles for their home. If your space is small, then choose large slabs of tiles to avoid breaks (in form of grout lines) between tiles.

              2. Not buying extra tiles

              It often happens that people buy the exact number of tiles that they require to tile a certain room. Kitty says that it is wise to buy an extra box of tiles for the future. It is common that stores discontinue a certain model of tiles which means that if something goes wrong in the future and you have to replace a tile then you might not be able to buy the exact one from the store again. In this case you might have to re-tile the entire area. To avoid this its best to have a spare box of tiles that you can use in case of any future mishap.

              3. Always take a sample tile home before committing to the purchase

              How a tile looks inside the store is very different to what it will look like in your bathroom. Factors like natural lighting of your bathroom and the layout greatly determine the shade of light that your tile will appear as. Hence its good to ask for a sample of the tile that you like and see how it looks inside your room.

                Cost to build a new garage in Auckland – Superior Renovations®

                In New Zealand, 92% of households have at least one vehicle according to One Roofs (2019) research so it’s not a surprise that most home buyers and renters are looking for property that has a garage. Does it actually add any value to the property? Not as much as people think but in short, it adds 2-3% to the sale price of the house – however it’s different for all locations (eg it will be perceived as more valuable in an area like Central Auckland, people are paying $50,000 to $75,000 just for a car park)

                In many locations, prices for properties with garages were in line with median values – in other words having a garage is the normal market expectation,” says says Valocity’s director of valuation, James Wilson.

                This trend of having a garage is also reflected in the new builds in recent years with the majority having an internal garage. Today 87 percent of garages are internal (known as under main roof, or UMR in council parlance) in Auckland.

                In our recent blog on converting a garage to a granny flat, we’ve found that it’s not limited to just using it to store a vehicle, here are some examples of other uses:

                • Work from the home area/ office
                • Gym area
                • Gaming/Entertainment area
                • Hobby room
                • Storage
                • Laundry
                • Workshop

                If converted, it can also be used as an extra bedroom or 2nd dwelling, or to be rented out for extra income. The options are endless hence why it’s a popular demand for most home buyers/renters.

                There are of course a lot of different options to consider when you’re building a garage as such, internal garage, detached garage, materials, extra facilities and size. A custom built garage can start from $40,000 (low end) up to $100,000 for a high end garage.

                Are there cheaper options to get a new garage?

                There are cheaper options such as kit-set garages constructed from Aluminium and Galvanized steel that starts from $4,000 up to $10,000 (comes unassembled) from sites such as Trade Tested.

                This doesn’t include installation costs, foundation works, consents, and custom work required. Any building above 10 sqm with all four sides enclosed requires consent and the cost of consent can vary dependant on where you’re located. However on their website, it does say that it comes with come with assembly instructions, Specifications and diagrams.

                In this article, we explore options about building a new garage from scratch at three different price points. Keeping in mind that this is only to be used as a guide for research purposes.

                What factors determine the cost of building a garage?

                The size of the garage

                You can actually build any size garage you want if it’s detached, and if you are legally allowed. With that said, there are standard size garages that most homes adhere to which are:

                • Double garage: 6m x 6m with a 5.2m door width
                • Single Garage: 3.4m (wide) x 5.8m with a 2.6m door width

                Dependant on the size of the garage, this affects the cost in terms of labour and material costs. In most newly built homes in Auckland, a single garage is smaller in length than a double garage and this is due to size constraints of the block of land the house is built on.

                Excavation and Site Preparation

                Like any build, preparing the site prior to construction is an essential part of the project. It’s very difficult to give an estimate for this because it varies for every property dependant on the current condition of the ground, whether levelling is required, foundation work, amount of demolition work, and clearing/landscaping work required.

                Foundation

                If you’re building a detached garage or extending your home to build a garage, then no doubt foundation will be required prior to the build and it’s normally slab foundation in most cases. It will also be required if you’re extending from your existing house to build the new garage.

                Walls for the garage

                After the framing of the garage is complete, you’ll need to consider what you want for the garage walls such as if you want insulation, have it covered up with gib, or leave it as a frame (which is fine if you’re just using it for storage). Basic dry wall for an interior costs around $750 to $1,500, while insulation for new construction costs about $500, assuming it’s pink batt insulation.

                Exterior material of the garage

                Once of the framing is done, you’ll also need to decide what material you want for the outside of the garage; and it really depends on what is important to you, whether it’ costs, or appearance (to match the house) or longevity.

                Typical materials for siding and trim for a garage include:

                • Aluminum
                • Fiber cement
                • Vinyl
                • Stucco
                • Wood

                Roof type for the garage

                Like the choice of material for the exterior of the garage, your choice of material for the roof also depends on what is important to you. The most common choice for homes is asphalt shingle but this is not the case for garages. For most Auckland garages, aluminum is the most popular choice due to durability and being cost effective.

                Typical materials for garage roof:

                • Metal from $50 per square metre
                • Membrane from $75 per square metre
                • Concrete and clay from $60 per square metre
                • Slate from $200 per square metre
                • Copper from $250 per square metre
                • Asphalt from $60 per square metre

                Utilities

                It’s common to have electricity running to the garage, which provides for wiring the garage door opener, installing lights, and at least one electrical outlet. However in addition to this, you may also want to have water running in the garage. All these additional features will require consent, if you’re building a garage that includes living space (2nd dwelling) then you’ll also require resource consent. You will pay between $60 and $90 an hour for an electrician when building your garage and expect the wiring to take anywhere from 4 to 16 hours, depending on the scope of the job and if excavation is required, expect a total of $240 to $1,440 in electrical work.

                Flooring

                Most garages in Auckland are concrete slab foundation but you also have an option to put in industrial carpet (for a Single garage – $500 – $700 & Double garage – $1,000 – $1,300) which is becoming a lot more common especially if you’re planning on using the space for other purposes (besides parking the vehicle). You can also look at sealing the concrete flab foundation or coat it in epoxy to help it last longer, at a rate of around $600.

                Important Design Principles for Garages

                These are design principles communicated by the Auckland Council, your architect will be aware of this when they’re drafting up plans for consent but it’s something to keep in mind if you’re still researching and deciding whether to build a new garage or not.                 • R 3.1 Garage doors should generally be set back a minimum of 0.5m from the front facade of the house. This helps make the habitable rooms of a house more visually prominent than the garage.
                • R 3.2 A garage should be no more than half the width of the street elevation of the house. This design principle also applies to shared driveways serving more than 10 dwellings if the principal pedestrian entrance to dwellings is accessed from the driveway.
                • R 3.3 Garage doors should be setback a minimum of 5m from a site’s front boundary, this ensures that any car parked in front of the garage does not hang over the public footpath.
                • R 3.4 Large garage doors can present a visually blank frontage when viewed from the street. Consider ways in which the design of garage doors can provide visual interest while remaining in keeping with the design and character of the dwelling. This could include dividing double garage doors into two single garage doors, and/or the use of various design elements such as windows, smaller scale panels and changes in materials or colour.
                • R 3.5 For developments involving multiple dwellings, consider providing vehicle access from a rear service lane, this avoids creating a series of garages and vehicle crossings on to the street.
                • R 3.6 Maintain clear visibility to the road and footpath from driveways. This ensures vehicles exiting a site are able to see passing pedestrians, including children. Keeping fencing low or visually transparent near the driveway can help with this.
                • R 3.7 It is recommended that at least 50% of the front yard must be landscaped and separate from vehicle areas.

                How much does it cost to build a garage on a basic budget?

                For the basic garage, the average build cost is $35,000 which includes timber framing, foundation, roofing, manual garage door, and aluminium exterior. You’ll be a single bay garage within this price range, however 2 bay garages can be achieved dependant on choice of material.

                How much will it cost to build a garage on a mid-range budget?

                For a mid-range garage, the average build cost is $50,000 which includes a double garage, seal concrete floor, plasterboard walls, automated garage door, electricity and maybe running water. Some clients will also choose have plasterboard put on top to form a ceiling, but it all depends on your needs – without it means you could utilise that space as storage.

                How much will it cost to build a high-end garage?

                For a high-end garage, the average build can start at $60,000 and then go up from there dependant on added amenities. With this price range, you’ll be able to get more parking spots, added space for office, bathroom, storage and it will be powered. The flooring could be a combination of garage carpet or polished concrete, the options available become a lot more at this price range. You’ll also have more choice with the material of the roof, exterior and garage door.

                How about the cost of building an attached garage?

                For an attached garage, we would normally classify it as an extension and there are more factors to consider due to changes to be made to an existing property. The cost of an attached garage, or if you’re converting an existing space to a garage can go from $60,000 – $100,000 +

                Garage Door Costs

                While there are double garage doors, which uncover both cars at once, it is more common to have one door for each vehicle stored in the garage so that each has its own access.

                Garage doors come in several materials, each of which has attributes to consider:

                The price of a garage door opener varies depending on the model, but you can expect to pay between $300 and $500 supply and installed.

                General Garage Building Process

                Keeping in mind that this is just a basic process, every project is different and comes with it’s own challenges and there are a vast range of variables based on each and every clients needs.

                1. The ground is cleared and levelled
                2. Pouring of concrete to form foundation slab
                3. A frame is laid, and the walls and roof are erected
                4. The interior frames are put up (if any)
                5. Roof is put up to minimise chances of moisture ingress
                6. Exterior cladding is to be done
                7. Installing of insulation
                8. Electrical work is carried out
                9. Plasterboard is put up against the walls (or left bare)
                10. Shelving or storage units may be installed
                11. Flooring is done (either sealing the concrete or putting in garage carpet)
                12. If there is no driveway currently, one will be constructed, and the new garage doors will be installed and hooked up.
                13. Any windows will also be installed.

                Attached vs Detached Garage

                There are big differences between the two and one involves alterations to an existing property – and requires the old structure to connect with the new, so the level of complexity in an attached garage is a lot higher than a detached garaged. But in saying that, most people prefer an attached garage because of the convenience of not having to go outside.

                However, the benefits of a detached garage (other than being more cost-effective) is that there won’t be any exhaust fumes going into the home. The decision all comes down to personal preference (what you plan to use the garage for) and your property (what can and can’t be done). There isn’t really a straightforward answer to this question of one or another.

                What are the current trends in Garages?

                • Battery Backup – Garage doors run on electricity. If the power goes out, you won’t be able to open the garage door – so a backup battery system can help, and not only for the garage but for the house.
                • Exterior Lighting – If you have an outdoor area or space, it is a good idea to look at installing outdoor lighting around the garage to utilise the space around it.
                • Gutters and water tanks – Your new garage should have the same gutters as the rest of your home to direct rainwater away from the structure but you can also consider using this to collect water into a water tank – and this can be used for gardening.
                • Office/ Gym – Garages are not only used for cars, but if the space allows, creating a separate space as an office/ gym has been quite popular in recent years.
                • Workshop Area – Garages can be used for many things, including workspaces. So when you’re building your garage, have a think about storage and the equipment you own.

                Additional Considerations and Costs

                Adding a garage to your property typically has a return on investment of 60% to 80%.

                If your workplace uses flammable items in the garage, keep in mind that there is a danger of fire for not only the garage but your entire home. This risk is lowered for detached garages.

                Consents are required for detached garages over 10sqm, and is required for attached garage. Resource consent may be required as well is it’s going to be an additional dwelling. Please check with Auckland council or consult with an architect to ensure you’re building within the regulations.

                A few more important things to know when building a garage

                Make sure you talk to a project manager and an architect

                So you understand your regions regulations and zoning laws, it’s different for all regions, but it would give you an idea of what can be done as a starting point.

                Decide if you want an attached or detached garage

                There is a big difference between the 2, the process/cost for each is also vastly different – once you’ve spoken to an architect to see what can be done, and what the challenges are (from the builder), from there you can generally make an informed decision.

                Make a choice between a single and double garage

                You’ll need to decide how big you want the garage if the space allows, this decision is made before any plans are done otherwise you’ll be making unnecessary changes along the way.

                Plan your driveway carefully

                If you already have a carport, your current driveway may be sufficient. If you don’t, and you need to build a driveway to the new garage – you’ll need to make sure there is enough space and allowance (with the boundary) that it will be permitted. Check this first before deciding where to build the garage.

                Think about the design

                It’s not something people think about when it comes to building a garage, but it does take up quite a bit of space, so making sure it’s consistent with the current look of your house, and keeping in mind the street appeal is still important.

                Be clear on how much you’re willing to spend

                Like any renovation or build, it’s very easy to get carried away especially with unnecessary features/ amenities that you didn’t originally planned for. So have a fixed budget in mind for your build and work within that budget, then decision making becomes a whole lot easier.

                If you’re thinking about building a garage, preparing and planning is very important and this includes choosing the right company to carry it out. Budget blow outs happen in projects that are either not properly managed, budget not made clear from the start, choosing the wrong materials, not having a contingency budget for unforeseen expenses, or not anticipating an expense. Like all renovations, it’s very easy to overspend when there’s such a wide range of options and price ranges – but being clear from the start and having a plan to work within will help making decision making during the project a whole lot easier. Lastly, as you’ve read in the article, there are many variations and factors that come into play when building a garage so make sure you negotiate a fixed price contract with your builder/renovation company to ensure no surprises – and be clear on what is not included so this is built into your budget.

                  Covid-19 Update at Alert Level 2 for Superior Renovations

                  In response to the Governments recent announcement on Monday 11th May, collectively we move to level 2 this Thursday 14th May and we are pleased to share that we are also reopening our services for new projects to be scheduled in.

                  Things may be a little different in the way we’ll be conducting the on-site meetings and dealing with jobs in progress as we uphold strict Government guidelines including social distancing, facilitation of strict hygiene practices, and contact tracing for those entering sites.

                    Finding someone reliable for renovations has always been the most stressful thing for us. In the past, we had several painful renovation experiences—money was spent but the problems were never truly solved, and things often ended up worse than before. We really didn’t know where to find a trustworthy renovation company.

                    For more than ten years, our wish had been to renovate our bathroom, laundry, and toilet, so that we could finally enjoy a comfortable and functional living environment. Just when we were about to give up, we came across Superior Renovations online. We quickly made an appointment with Cici, who designed and provided us with a quote.

                    Throughout the whole process, I was deeply impressed by the professionalism of Superior Renovations. What stood out most was that they always delivered on their promises—everything agreed upon was completed on time. This built a relationship of trust and reliability. Up until completion, I was completely satisfied with their dedication and the quality of their workmanship.

                    We’re very happy with the renovation work done by the team. It’s rare for renovation projects to finish on time, but they committed to completing ours before the Easter holiday—and they delivered! Our project manager, Jacob, worked incredibly hard (even physically! 😄) to make it happen.

                    I admit I might not have been the easiest client—I was particular about details like colours, tile placement, and exactly where the hand basin bowl should sit on the bench. But they listened, took it all on board, and got it done. Thank you, Jacob!

                    I have recently finished a renovation in our 1930’s bungalow, updating the original (and I do mean original) kitchen and bathroom. Plus creating a new laundry and removing three fireplaces which created two new spaces including an office. From the initial appointment with Alison who came over and then provided drawings and a quotation, to the work with Frank, our project manager and the team, this has been a wonderful renovation experience. I would have described myself as a nervous-renovator prior to doing this, as I had never done a renovation before, but Frank, Alison, Sunny and all the team have worked so tirelessly and generously to create spaces that we love.                     We engaged with three companies to completely renovate our downstairs and ensuite bathrooms. We elected to go with Superior Renovations as they provided us with a fixed price and specific timeline to complete the project (which two other companies could not do), and we were absolutely delighted with the end result. We love everything from the floor and wall tiles to the heated towel rails and from the LCD mirrors to the underfloor heating and soft close lids. We especially loved replacing the old tub in our ensuite with a walk-in shower.

                    The entire process went incredibly smoothly, with the project being completed on budget and ahead of schedule. From the initial design phase to the final touches, nothing was too much trouble for the team. Superior Renovations conducted themselves with the utmost professionalism, ensuring every detail was perfect.

                    Frank (Project Manager) and the team did such an amazing job. Totally professional outfit, top notch communication, all tradies were courteous, polite and respectful. Alex (Builder) was especially knowledgeable and offered great solutions as minor issues unfolded. Each stage of the renovation was completed on the day it was scheduled. The crew were always on time and mindful of our work from home arrangements. And I was also impressed with the floor protection that was laid out on the first day.

                    Through no fault of Superior, we did encounter a major, unforeseen setback that delayed our renovation on the downstairs bathroom. Superior were patient with us while we sourced specialists to remedy the issue. But once that was all sorted, Frank and the team picked up the baton and charged ahead to the finish line, delivering two beautifully ‘superior’ bathrooms. We also experienced a minor electrical issue post-build. And even though it was unrelated to their renovation work, Frank promptly dispatched an electrician who quickly fixed the problem. Talk about above and beyond!

                    In summary, we highly recommend Superior Renovations for anyone looking to undertake bathroom renovations in their home. We’re already talking about renovating the kitchen next and we’re so confident in Superior Renovations that we will most certainly be engaging with them to complete the task.

                    My wife and I are absolutely delighted with the team at Superior Renovations - and the "superior" job and experience they delivered for us in renovating our ensuite and main bathroom. We are so pleased we chose them for our renovation.

                    Everyone from Cici the designer, and Frank our wonderful and attentive project manager, down to the team of guys doing the heavy lifting were a real pleasure to deal with. We were kept informed every step of the way and everything was done to a very high standard. Nothing seems too much trouble for your crew (in fact Frank even became quite good at running after and catching our dog when the naughty little boy escaped), and they even helped me out with a couple of small extras around the house at no additional cost.

                    Their pricing was very fair - no hidden extras, and they are such hard workers! But I think what impressed me most was that everything they promised was done exactly on the day they said it would be done, and at the time they said it would be done. They were a very respectful, friendly team who obviously take immense pride in their work.

                    This place is excellent. The service is fantastic. Eunice was amazing. She is efficient, knowledgeable and professional. Their prices are excellent. We have chosen to go with them for an ensuite renovation.

                    We have now had the pleasure of Superior completing our ensuite. It's a big WOW from us.

                    Communication, professionalism, making sure they checked in with us about preferences, quality of workmanship, quality of materials are all 5 stars.

                    They completed the job early. Payment structure was excellent. The staff were polite and respectful. If there was an issue it got sorted immediately. Follow-up was prompt. There was no lingering to tidy up loose ends. Rubbish taken away immediately. Full respect of our neighbours using a shared driveway with us. Finally Jacob our project manager was the best. He held the job together from beginning to end.

                    Superior Renovations renovated my living room, kitchen, bathroom and Garage, which turned out to be impressively good work. Especially the Kichen, which is really Morden style designed, functioning well and looks really elegant.

                    The Superior Renovations team is really professional, and willing to achieve a good finishing which fit for my expectations. The whole project took over a month, and the result is just satisfying.

                    Pros:
                    We engaged with Superior Renovations to renovate our apartment bathroom and overall we were extremely happy with the process and result! Our main point of contact was Cici Zuo who was very friendly and professional. Additionally, our whole apartment building was currently undergoing external renovations and so it was a logistical nightmare having to coordinate our interior work here with what was going on outside. Cici was impressively flexible to all situations and met each challenge with exemplary calmness and poise. I can only give high praise for her efficiency as a project manager. I would also like to extend my admiration to the accounting staff and the renovators. The accounting staff was very efficient and precise. The renovators were very friendly and I was appreciative with how conscientious they were about our apartment. It was clear how much care was taken to ensure our apartment remained undamaged and as clean as possible. At no time did I feel any concern leaving them to work in our apartment.

                    - Efficient, conscientious and high-quality construction
                    - Clear and precise communication both in documentation as well as interaction with staff
                    - Bathroom is gorgeous!

                    Cons:
                    We also engaged with Superior Renovations to construct 2 wardrobes and 2 cupboards in our apartment. The design process was efficient with very clear documentation. However, we found the wardrobes to be quite overpriced compared to other companies we obtained quotes from. My biggest issue was with the somewhat bizarre inability to break down the price. To meet our budget, we requested pricing for each of the 4 structures separately so that we could decide which we would go ahead with and which we would opt out of. For some reason, Cici informed us that they were unable to break down the cost; cost for all 4 wardrobes has to be considered all together. I'm not entirely why this was the case; the explanation didn't make too much sense to me. In the end, we elected to not proceed with any of the wardrobes. On a related note, unlike other renovation companies we engaged with, Superior Renovations did not seem to offer much support in helping us meet our budget. We felt that not much attention was expended to provide us with multiple options to consider so that we can meet our financial requirements. The overall engagement had a "take it or leave it" feel about it and we found that we had to pry to expose alternatives.

                    - Pricing was not granular enough
                    - Little consideration of budget or assistance towards meeting our budget.
                    - No display of pricing including GST

                    Conclusion:
                    If you want your work done fast and done well, Superior Renovations is definitely the way to go. However, if you're a bit constrained with your budget, be prepared to put in some effort yourself to meet it or entirely forgo some options. Overall we were very happy with the entire renovation process and will definitely consider Superior Renovations again in the future for any of our renovation needs! If this does happen, we hope that we have a chance to work with Cici again.

                    Update 15/5/2023:
                    Two months after the completion of the work, unfortunately a leak was discovered coming from the pipe of our renovated ensuite that damaged the walls and ceiling of the apartment directly below us. After investigation, this turned out to NOT be the fault of Superior Renovations' work. Despite this, to facilitate the investigation, Cici was extremely responsive and proactive. Her action was instrumental in determining the cause of the leak. Additionally, post-work, Cici has been very helpful in dealing with some very minor issues. With all this in mind, I felt it was necessary to update my review to once again give my compliments to Cic and the Superior Renovations team. I should also mention that an external plumber who also came to investigate the leak was blown away at the workmanship of the renovation!

                    How fortunate were we to come across Superior Renovations when we were looking for our home renovations. Out biggest challenge was time management as we wanted to be back in our home as early as possible and due to recent weather events all builders were unable to commit to a timeline. From sales rep Cici to Project Manager Jacob, it was one smooth one window operation. Sticking to original plan, selection of materials at showroom to weekly plan communication and daily updates, it was as best managed as one could hope for. I am extremely pleased with the results and would be recommending it to my mates for any big or small renovation or build job. Well done team !!

                    Most wonderful experience we had with Superior Renovation. The process was smooth and straightforward. They were very honest and helpful when advising us with the right products for our small bathroom. The project manager was always responsive and prompt throughout the whole process.                     Highly recommend using Superior Renovations. We decided to upgrade our kitchen and repaint and redo the flooring in the lounge and hallway.

                    Dorothy made it super easy to get the job designed, quoted and booked in.

                    Nick our PM was amazing. Nothing was ever an issue and he kept us up to date every step of the way. Like any renovation sometimes there are issues that require additional work - we were updated straight away and well informed of any additional costs before any further work proceeded.

                    The various tradies we had did an amazing job and the workmanship and attention to detail was excellent.

                    The team at Superior Renovation made getting our bathroom and laundry renovated so easy.
                    The whole renovation was looked after by them from start to finish, was completed in a timely manner and they were happy to add in any additional work that we asked to be done.
                    Each member of the team would clean up after completing their work - whether it was the demolition team, plasterer, plumber or tiler. Which was great as we didn’t have a big mess to clean up once they were done.

                    We choose to use Superior Renovations for our bathroom renovations - the job involved taking the walls and ceiling back to the stud, moving a door and removing in-built cupboards. As this is the main family bathroom the thought of a long process where we were responsible for finding a plumber, builder, electrician and tiler was really daunting. We had one meeting with Cici at Superior Renovations and were impressed by her efficiency and suggestions and how she helped realise any ideas we had. The team completed the job within the expected timeframe, we had a main point of contact (Nick - amazing!) who managed all the teams and kept us up-to-date. The Superior Renovations team all worked really hard and we have an end result of a bathroom that has exceed our expectations. Cannot recommend the team enough - they made the stress of living without a main bathroom both quick and painless!

                    After speaking with a couple of people and actually encountering various hurdles- I finally decided to go ahead with Superior Renovations. Initially was a bit apprehensive and concerned as there is limited supply of Gib board in the market. Was so glad that I decided to go with them. Nick the project manager is simply great- he would often revert back to myself with questions regarding the placement of the fittings etc-rather than make assumptions.This was really appreciated.                     I must compliment the Team for an excellent Service and work in completely changing our kitchen (we admire it every day) as it is of the highest quality and made exactly to our requirements.Their team and focus on minutest details is unbelievable.

                    Over and above - Most importantly Customer Service provided by Cici, Nick, Kyle and their team was awesome. We have not observed such high quality and standards for a very long time. A special mention to their Tiler who did the perfect job with the greatest of details and care.He is a great asset to work for anyone.                     The team at Superior were awesome! We engaged with Superior Renovations to do a full bathroom renovation which included a full bathroom, en-suite and 2 separate toilets. They were professional, thorough, easy to work with, very responsive and we loved the experience.
                    The tradies that were used were very good and the work was of an excellent standard. There were a couple of tradies that did not have good english, but that was never an issue as our Project Manager Nick Chen and our Site Manager, Kai Zhang were excellent communicators, very responsive to any questions or concerns and always laid out the plan for each day.
                    We are absolutely rapt with our bathrooms. We also had our entranceway retiled as part of the job and it looks amazing too. The tiling team that Superior used were brilliant!
                    I absolutely recommend Superior for anyone wanting to do a bathroom renovation project... you won't be disappointed.

                    Superior Renovations were amazing. We used them after seeing the amazing job they did with a friend's bathroom. They had a large team of skilled workers who worked long hours to completely renovate our kids bathroom in a little over 4 weeks. Cici was hugely helpful at design stage, by offering really practical and modern design ideas. The project management team were constantly checking on progress and quality and the completed bathroom was delivered on time AND on budget. Nothing was too much trouble and we even received a gift basket and thank you card at handover. We have 2 more bathrooms and a kitchen still to do when funds allow but we wont hesitate to have Superior do these for us.

                    Superior renovations was AMAZING to deal with. We have completed 3 renovation projects with them in the last 6 months and it's been a dream! Despite challenges with their suppliers, they solved problems to deliver EARLIER than expected in some projects and on time in others. All of their workers are happy, professional, dedicated to excellence and hard working. Kevin has been such a joy to deal with. I never wait more than 5 minutes for him to get back to me. He is always in a great mood, even when he has the weight of the world on his shoulders. We will be using this company for years to come. My only concern is that Kevin works too hard and I hope he looks after himself, but judging by his endless energy, he must be sleeping very well or taking some crazy supplements! HUGE FAN OVER HERE!!!

                    We had an ensuite bathroom which had chronic water leakage issues. We hired Superior Renovations to demolish the existing bathroom and replace with a new one. We are very happy with the work they did. They explained what needed to be done clearly, and they communicated with us very well about when each team would arrive to do the various tasks. The job took slightly less time than we expected. The workmanship was first class, and the final bathroom is just what we wanted.

                    Fantastic experience with these guys - right from the first consultation where Cici drew us up a design to visualize, right through to completion, Superior Renovations were professional and prompt, with amazing communication all throughout our project. Doing a bathroom renovation is always daunting, but these guys made it so easy and gave us step by step breakdowns of what to expect and what was coming next. The work ethic of their contractors was amazing (working weekends and even into the evening to get the job done!), and if I had any questions (of which I had a LOT!), they answered them quickly and thoroughly.                     my husband and I had our kitchen, dining and bathroom renovated just before Christmas and expected given date to finish was just in time, yes it was chaos but we love our new rooms.. jin was our project manager, he had great advice and opinions on each space which was awesome. we got personal touches on certain things and lots of options given when choosing tiles, flooring, paints, bathroom and kitchen ware etc which made it even easier.. communication was great and the contractors coming in and out were respectful. if there was any problems we were informed and vice versa. we are so happy we went through with renovating and highly recommend superior renovation, you won't regret it.. thank you Jin and team and merry Christmas 😁

                    After looking around, we chose Superior Home Renovation to do our kitchen renovations, primarily because they have all the tradies under one umbrella. Hubby and I are both working, we don’t have much time to sort plans from trades people and fit into our schedule, plus we are uncertain which trades people to get to create a quality result. The process we experienced was less stressful, we are communicating with just one person - our Project Manager Jin, who organised everything! From demolition, floor tiling, cabinets & drawers, benchtop, electricians, painters to cleaners. Jin is a very good communicator, he keeps us on the loop about the project, and never missed to answer calls. Every enquiry that we asked during the renovation stages were all answered satisfactorily. He definitely has a ‘Customer Satisfaction’ attribute. Our kitchen was finished within the period given, and have excellently met our expectations. Our family is very happy with the design, quality and functionality of our new kitchen. Jin and his team have gained our trust, and we will contact them again on our next home renovation project. Highly recommended! :)

                    After obtaining quotes from several contractors in September - we chose Superior Renovations to fully refurbish our 2 x bathrooms, 2 x separate toilets and paint and carpet our garage. Not only were they able to start immediately, their standard of work and impressive work ethic was second to none. On time (actually 1-2 weeks ahead of schedule) and on budget, their professionalism, approachability and constant (and very effective) communication made Kevin and his team an absolute pleasure to work with. We are extremely happy with the result (and the building experience) and would 100% recommend Superior Renovations to all - we will be using them for our next project.
                    ......and we did! Almost exactly one year later to completely remodel our kitchen and half of our downstairs flooring. If anything Kevin and his team have got even better. The professional advice and support of the team made our experience extremely easy and what started out as just an extra toilet turned into a fabulous new bathroom, modern living area , new laundry and then we added a rumpus room for the kids.                     I am stoked with my new kitchen! Superior Renovations was great in listening to my requirements and going the extra mile to help me source and identify solutions to meet my needs and design desires. We bounced ideas back and forth until the ideal design and solutions was found.
                    They organized the plumbing, painting, electrical and builders work that needed to be completed as well as the kitchen cabinetry and included the costs in their quotes which left me stress free! They even helped me find a kitchen sink, fridge, stove, range hood and taps I liked. I was kept informed through out the project of the time frames and activities to be completed. These guys worked long and hard and met all of their deadlines. Where challenges were met, they came to the table and helped find suitable solutions.
                    Their keen eye for detail and previous experience were most appreciated in identifying what would and won't work. Samples were brought to me throughout the design process allowing me to select my desired choices, colours, designs, patterns. Great team to work with.
                    Will not hesitate to contact them again when completing further renovations in a year or so.

                    Kevin and the team did an outstanding job in renovating our 40 year old Villa home. We have worked with many contractors over the last 20 years and Superior Renovations by far is the best. The quality of the workmanship was outstanding and they were always very attentive to my queries. There were people working every day and the project was completed on time as promised. We used Superior Renovations 2 years ago for a smaller bathroom renovation project and they were excellent then as well. Since then we have used other companies for various projects and I can honestly say Superior Renovations quality is second to none - and we still prefer to deal with Superior Renovations and mainly because I trust that they will go the extra mile and will deliver the result above what is expected. In addition, the owner, Kevin and all the sub contractors were very knowledgeable, respectful and friendly to both myself and my family (including my dogs!).                     Superior Renovations was recommended to me by my friends, and I'm glad I went with them. I've delayed getting my bathroom renovated because I was worried about all the hassle and headache I may need to deal with, but Kevin made it seem like a breeze - everything felt looked after every step of the way and there was a lot transparency regarding cost and timing. Will be recommending them to friends and family, thanks Kevin and the team!

                    We were extremely impressed with Superior Renovations. We used them to gut and fully replace our en-suite; plus the installation of a new bath in our teenager’s bathroom. The team’s work ethic was amazing; working long hours to meet the build timeframe and Jimmy was always communicating extremely well. Very happy with the result and we’re looking forward to them tackling our laundry.

                    The experience at Superior renovations overall was fabulous! Kevin was there every step of the way, he had all the right information and knew what he had to do from the start to the finish. A hard worker and very concise. I highly recommend this business to anyone and everyone looking to get a renovation done!

                    Just had a full bathroom renovation and found the whole process stress free and excelent, the staff and project manager were proffesional and excelent to deal with, would reccomend them to anybody who wants a quality renovation.

                    Kevin and his team did an amazing job - we are so happy with the results! Nothing was a problem, and the team were approachable and professional. The team are amongst the best craftsmen I've encountered in Auckland, and it shows in the finish of the job. All of the guys showed up on time without fail, worked really hard and communicated every stage of the job. Superior renovations did 5 rooms for us (bathroom, ensuite, 2 toilets and garage) to a very high standard and with no delays. Thank you Kevin, Kai and your team! Hope to work with you again soon

                    Kevin and his crew did a great job - they did a complete home renovation for us, i.e. new kitchen, bathroom/s, tiling, carpet, plaster and paint, blinds, lighting, everything. We have a new house and we love it. Any questions or concerns I had were quickly by Kevin and any problems fixed. Nothing was a problem. Would recommend to anyone.

                    Superior Renovation team made it so easy. Everything they promised they actually completed and even better then I could have imagined. I am impressed with the high standards of their work and professionalism. The work started on time, kept on the budget and even finished before the due date. Jimmy kept me informed of every single step of the renovation process, he made it so easy for me. The final result is fantastic, I have a new bathroom, kitchen, lounge and two bedrooms.                     What a load off my shoulders. After buying my new home which badly needed some renovations was something that was very stressful for me as a single mum finances were an obvious issue and being taken advantage of for just being a woman were a major concern but then I found Kevin and the Superior Renovations Team. Kevin, thank you so much for taking the stress and worry off my shoulders, you stuck to my budget and you did an amazing job.
